How Owner Financing Works for Texas Home Buyers

By the Land Dreamz team · Houston, Texas

A lot of hard working Texas families could comfortably make a house payment but cannot get a yes from a bank. Maybe you are self employed and your tax returns do not tell the whole story. Maybe your credit is recovering. Maybe you file with an ITIN. Owner financing exists for exactly these situations and it is one of the ways we help families actually own.

What owner financing means

With owner financing, the seller acts like the bank. Instead of getting a loan from a lender, you buy the home and make your monthly payments toward the property directly, with a note and a deed of trust recorded, much like a regular mortgage. You are the owner from the start, your name is on it and you build equity as you pay.

What to expect

Owner financing vs rent to own

People mix these up. With owner financing you own the home now. With rent to own you rent for a while with the option to buy later and a portion of your rent can go toward your future down payment. Both can be a path to ownership. Which one fits depends on your savings, your timeline and your goals and we are happy to walk you through it.

Is it right for you?

Owner financing is a great fit if you have steady income and a reasonable down payment but the bank box does not fit you. It is not free money and it works best when the monthly payment comfortably fits your budget. We will never push you into a payment that does not make sense.

Common questions

What credit score do I need for owner financing?

There is no single magic number. Owner financing looks at the whole picture, your down payment, your income and your story, not just a credit score. People who are self employed, rebuilding credit or filing taxes with an ITIN can often still qualify. Approval and terms depend on the property and applicable law.

How much down payment do I need?

It varies by property and situation. Many owner finance buyers put down somewhere in the range of a few thousand dollars up to ten or fifteen percent. A larger down payment usually means better terms. Tell us your number and we will tell you what is realistic.

Is owner financing legal in Texas?

Yes, owner financing is legal in Texas and consumer transactions are regulated to protect buyers. Where required, the loan is originated through a licensed professional. We will always be straight with you about the terms and the paperwork.

Do I actually own the home or am I just renting?

With true owner financing you are the owner from day one and the home is in your name, with a note and deed of trust recorded, similar to a regular mortgage. That is different from rent to own, where you rent first with an option to buy later. We can explain which fits you best.

This is general information for Texas buyers and is not financial or legal advice. Owner financing and lease purchase options are subject to qualification, third party review and applicable law. Land Dreamz is not a licensed mortgage lender.
