We are a Texas real estate buying company. When you give us your contact info, we use it to talk to you about your property or about properties we have for sale. We do not sell your data. You can opt out of texts (reply STOP), calls (ask us or register on the federal/Texas DNC) and email (click unsubscribe) at any time. Specific legal details, including your rights under TCPA, Texas SB140, HB 1689 and CCPA/CPRA, are below.
Note: This Privacy Policy is provided in English and Spanish. The English version governs; the Spanish translation is for convenience only.1. Who We Are
This Privacy Policy describes how Land Dreamz, a Wyoming limited liability company doing business in Texas (collectively, "Land Dreamz," "we," "us," or "our"), collects, uses and protects personal information.
Land Dreamz is the single legal entity for all real estate purchase and assignment contracts, marketing, lead generation and consumer-facing operations.
Our principal business: acquiring residential and commercial real property, vacant land, agricultural and ranch property and other real estate interests in Texas and reselling or assigning those interests to investors, builders and end buyers.
2. Information We Collect
2.1 Information You Provide Directly
- Contact information: name, phone number(s), email address, mailing address.
- Property information: property address, parcel number, ownership status, mortgage status, condition, occupancy, asking price, motivation, timeline.
- Communications: the content of SMS messages, emails, voicemails, web form submissions and phone conversations with us.
- Identity information for closing: at the contract or closing stage only, government-issued ID, Social Security or Taxpayer Identification Number, wire instructions. This data is collected by the title company or attorney handling the transaction, not by us and is governed by their policies.
- Buyer profile data: if you join our cash buyer list, your investment criteria, target counties, price range, asset class and proof of funds.
2.2 Information Collected Automatically
- Device and usage data: IP address, browser type, operating system, pages viewed, referring URL, timestamps.
- Cookies and similar technologies: see Section 13.
- Call metadata: phone numbers, call duration, time of day, call disposition (answered, voicemail, no answer).
- SMS metadata: sender, recipient, timestamp, message ID, delivery status. Carrier data passes through our telecommunications provider under the A2P 10DLC framework.
2.3 Information from Third Parties
- Public records: deed records, tax records, foreclosure filings, probate filings, property appraisal records (HCAD and other county appraisal districts), Texas Secretary of State records.
- Skip tracing and data enrichment vendors: we use third-party services to verify contact information and link property ownership to current contact details.
- Marketing list providers: we acquire prospective seller lists from licensed list brokers.
- Referrals: if someone refers you to us, we collect the contact information they share.
3. How We Use Information
We use personal information for the following purposes:
- To respond to your inquiry, evaluate your property, prepare a purchase offer and complete a transaction if we reach an agreement.
- To send you property listings, offers, market updates and related buyer or seller communications (subject to your consent and your right to opt out).
- To verify identity, prevent fraud and protect against wire fraud at closing.
- To comply with our legal obligations, including TCPA, federal and state Do-Not-Call rules, A2P 10DLC carrier requirements, anti-money-laundering rules under the Bank Secrecy Act and FinCEN reporting and Texas real estate disclosure law.
- To maintain records required by the Texas Real Estate Commission, the Texas Department of Licensing and Regulation and the IRS.
- To analyze and improve our operations, including marketing channel performance and rep productivity.
- To train and supervise our internal automation, including AI-assisted lead scoring, message drafting and call routing (see Section 7).
- To enforce our Terms of Service, defend legal claims and respond to lawful requests from government agencies.
4. SMS Messaging Program (A2P 10DLC)
4.1 Program Identifier
We are registered under The Campaign Registry (TCR) as an A2P 10DLC sender. Our brand registration is under Land Dreamz and our current campaign identifiers are available on request. Our sending numbers are provisioned through our telecommunications provider.
4.2 Message Types You May Receive
- Transactional: appointment confirmations, contract status updates, closing day logistics, document requests, wire transfer warnings.
- Marketing: property offers, market follow-ups, buyer listings, seasonal campaigns.
- Conversational: two-way conversation initiated by you or in direct reply to your inquiry.
4.3 Frequency and Cost
Message frequency varies based on your engagement and account activity, with a typical maximum of 10 messages per week per campaign during active follow-up. Message and data rates may apply depending on your mobile carrier and plan. Land Dreamz does not charge a fee for the messages themselves.
4.4 Required Keywords
| Reply | Result |
|---|---|
STOP | Immediate opt-out. All marketing and most transactional messages cease within minutes. We add your number to our internal Do-Not-Contact list. |
UNSUBSCRIBE, END, QUIT, CANCEL, OPTOUT | Same as STOP. Carrier-recognized opt-out keywords. |
HELP or INFO | You receive our contact information and a reminder of the opt-out keyword. |
START or UNSTOP | If you previously opted out, this resubscribes you. We may require a fresh consent confirmation. |
4.5 Honoring Opt-Out
Once we receive a STOP or equivalent opt-out, we honor it in real time. We never re-message a stopped number for marketing unless you affirmatively opt back in. Internal Do-Not-Contact entries are append-only and retained indefinitely as legal proof of the opt-out date.
4.6 No Sharing of Mobile Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, excluding vendors and service providers acting solely on our behalf to deliver the messages (such as our telecommunications provider). All other categories of personal information described in this policy exclude text messaging originator opt-in data and consent; that information will not be shared with any third parties.
5. Phone Calls (TCPA, Texas SB140, HB 1689)
5.1 Calling Hours
We make outbound calls only between 9:00 AM and 8:00 PM in the call recipient's local time zone, in compliance with TCPA quiet-hours rules. Our dialer is configured to refuse outbound calls outside this window. This is more restrictive than the federal 8 AM to 9 PM rule and reflects our internal policy.
5.2 Federal and State Do-Not-Call
If your phone number is registered on the National Do Not Call Registry or the Texas Do Not Call List maintained by the Texas Public Utility Commission, we suppress your number from marketing dial lists. We synchronize our suppression lists at least monthly.
5.3 Internal Do-Not-Call List
You may request to be added to our internal Do-Not-Call list at any time by replying STOP to a text, telling any Land Dreamz representative during a call, emailing landdreamz.us@gmail.com, calling +1 346 255 4742 or mailing a written request (see Section 17). We add the request to our internal Do-Not-Call list within five business days and provide written confirmation upon request.
5.4 Texas SB 140 (Effective September 1, 2025)
Texas Senate Bill 140 amends the Texas Business and Commerce Code Chapter 305 (the Texas Telemarketing Disclosure and Privacy Act) to clarify and expand consumer protections against unwanted automated calls and texts. We comply with SB 140 by:
- Confirming the consumer's prior express written consent before any auto-dialed or pre-recorded marketing call.
- Identifying ourselves at the beginning of every call with the name "Land Dreamz" or the name of our individual representative and the company name.
- Providing a callback number on every voicemail and a method to opt out.
- Maintaining records of consent, opt-out requests and call disposition for at least four years.
- Honoring opt-out requests across all channels (call, text, email, mail).
If you believe we have violated SB 140 or TCPA, please contact us directly first so we can investigate and resolve. SB 140 provides a private right of action with statutory damages.
5.5 Equitable Interest & Assignment Disclosure (HB 1689)
Texas House Bill 1689 (effective September 1, 2025) requires real estate wholesalers to disclose, in writing and before a contract is signed, that they hold an equitable interest in the property and intend to assign their contractual rights rather than convey the property by deed. We comply with HB 1689 in our purchase contracts and assignment documents. See our Terms of Service for the full HB 1689 disclosure language.
6. Call Recording
Texas is a one-party-consent state for call recording under Texas Penal Code §16.02. We may record inbound and outbound calls for quality assurance, training, compliance verification and dispute resolution. Although Texas law requires only one party's consent (which is provided by our representative), we provide notice through this Privacy Policy and through call-front announcements where practical.
If you do not want a specific call recorded, please tell us at the start of the call and we will pause recording or end the call. Note that for compliance reasons we may be unable to continue certain conversations without a recording.
Recordings are stored on secured servers controlled by us and our telecommunications provider. Access is restricted to authorized personnel. Recordings are retained per Section 9.
7. AI-Generated Communications
7.1 AI Systems We Use
- Internal AI systems: AI assistants running on infrastructure we control, used for lead intelligence, response drafting and operational summaries.
- An AI service provider: used for natural language tasks including draft replies, call summaries and document analysis. We send necessary message content but minimize personal identifiers where possible.
- AI personas: named drafting personas (such as "Emma," "Sofia," "Sara," "Maya") are internal labels for tone and style. They are not real persons. Any outbound communication labeled with a persona name will, on sincere inquiry, be identified as an AI-assisted message handled by a Land Dreamz representative.
7.2 AI Decisions That Affect You
AI scoring is used to rank leads internally for representative attention. AI does not unilaterally reject your inquiry, deny you a property offer or set a final price. A human representative makes those decisions. You may request that an AI score be reviewed by a human by emailing us.
8. Information Sharing
We do not sell, rent or trade your personal information to third parties for their own marketing purposes. We share information only as follows:
- Service providers under contract: our telecom, software, network and hosting providers, our skip-trace and data-enrichment vendors, our title and escrow companies, our attorneys and our accountants. Each is bound by confidentiality.
- Closing professionals: if we reach a contract, the title company, escrow officer, attorney, surveyor and lender involved in the transaction.
- Assignees and buyers: if we assign a purchase contract, the assignee receives the property address, contract terms and seller contact information necessary to close the assignment.
- Legal and regulatory: when required by subpoena, court order, government investigation or law enforcement request or to defend our legal rights.
- Business transfers: if Land Dreamz is acquired, merged or sells substantially all of its assets, your information may transfer to the acquirer under terms substantially similar to this policy.
9. Data Retention
| Data Category | Retention Period |
|---|---|
| Active lead and prospect contact data | Until opt-out, plus 4 years for legal compliance |
| Closed transaction records (contracts, closing statements) | 7 years (Texas statute of limitations and IRS rules) |
| SMS message content and delivery logs | 4 years (TCPA and SB 140 audit trail) |
| Call recordings | 3 years for routine calls, 7 years for calls connected to a closed transaction |
| Call metadata (number, duration, disposition) | 4 years |
| Internal Do-Not-Contact list entries | Indefinitely (append-only legal record) |
| Consent records | Indefinitely (append-only legal record) |
| Web server logs and analytics | 13 months |
| Buyer profile data | Until opt-out or 24 months of inactivity, whichever first |
| Financial and tax records | 7 years |
After the retention period, data is securely deleted or anonymized, except where ongoing legal hold or regulatory requirement applies.
10. Data Security
We use commercially reasonable administrative, physical and technical safeguards to protect personal information, including:
- Encrypted transmission via TLS 1.2 or higher on all web pages and API endpoints.
- Data is stored on our own secured servers.
- Access control. Only approved staff accounts can sign in, and exports and administrative tools are limited to the owner and administrators.
- Audit logging of administrative actions through an append-only hash-chained activity log.
- Append-only Do-Not-Contact and consent ledgers that cannot be silently modified.
- Annual review of vendor access and security posture.
No security is absolute. If we discover a breach affecting your personal information, we will notify you and the Texas Attorney General as required by Texas Business and Commerce Code §521.053 (Texas Identity Theft Enforcement and Protection Act).
11. Your Privacy Rights
Subject to applicable law and verification of your identity, you have the following rights:
- Right to know: what categories of personal information we have about you, how we got it and how we use it.
- Right to access: a copy of the personal information we hold about you.
- Right to correct: updates to inaccurate personal information.
- Right to delete: deletion of personal information we hold, subject to legal retention requirements.
- Right to opt out of marketing: stop SMS, email, call and direct mail marketing at any time. See Section 12.
- Right to opt out of sale or sharing: we do not sell personal information. We do not "share" personal information for cross-context behavioral advertising under CCPA/CPRA definitions.
- Right to limit use of sensitive personal information: we limit our use of Social Security Numbers and financial account numbers to closing and compliance purposes only.
- Right to non-discrimination: we will not deny you services, charge you a different price or provide a different quality of service because you exercised your rights.
- Right to designate an authorized agent: you may use an authorized agent to submit a request. We will verify both your identity and the agent's authority.
To exercise any of these rights, email landdreamz.us@gmail.com with the subject line "Privacy Rights Request" and include enough information for us to identify you. We will respond within 45 days. We may extend by an additional 45 days for complex requests and will notify you of any extension.
11.1 Ask for a copy of your data, or ask us to delete it
You can ask Land Dreamz for a copy of the information we hold about you, or ask us to delete it. Email landdreamz.us@gmail.com or call (346) 255-4742 and tell us which one you want. We will confirm it is you by calling or emailing you back at the phone number or email we have on file, then send the copy to that email or delete the information. If you asked us not to contact you, we keep only your phone number and the date on our do-not-contact list so we never contact you again. We will tell you when it is done.

13. Cookies and Tracking Technologies
13.0 What this site loads today (checked October 14, 2026)
This list is what our pages actually load, checked with a real browser. It is in plain English.
- Google Ads tag (from www.googletagmanager.com and Google's advertising addresses): measures which of our ads lead to a visit or a request. It loads only after you press Accept on the cookie bar. If you press Decline, or choose nothing, it does not load and Google sets no cookie. When it loads, Google may set cookies such as _gcl_au.
- Cloudflare Web Analytics (static.cloudflareinsights.com): we use Cloudflare Web Analytics, which counts visits without cookies or tracking you across sites. It loads on every page.
- Cloudflare bot check on our forms: when you fill in a form, a Cloudflare check may load to stop spam. It is not used for ads.
- Nothing else from outside. Our fonts and pictures come from our own site. Our pages do not load a Meta (Facebook or Instagram) or TikTok pixel today, and we do not embed YouTube videos or maps on our pages. Section 13.1 explains that we may use Google and Meta advertising tools; if we add a Meta pixel, we will list it here. A "Map" or "Share" button only opens Google Maps, Facebook, WhatsApp or your email when you press it.
- Stored in your browser by our own site: your cookie choice (ld_consent) and, for the visit only, which page or ad brought you here (ld_attrib).
Change your choice: the cookie bar always shows on this page. Press Accept or Decline at any time. On every other page, the “Cookie settings” link at the bottom of the page opens the bar again.
We use first-party cookies and local browser storage to operate the site, remember your preferences and analyze site traffic. We may also use web beacons and pixel tags in our pages and emails to understand engagement.
13.1 Analytics and Advertising
We may use third-party analytics and advertising services, including Google and Meta (Facebook and Instagram) and may place their cookies, pixels and tags on our site so we can measure performance and show you relevant ads on other websites and apps (interest-based advertising). These third parties may collect information about your activity over time and across different sites. You can opt out of most interest-based advertising through the Digital Advertising Alliance at optout.aboutads.info, the Network Advertising Initiative at optout.networkadvertising.org and through your Google Ads Settings and Meta ad-preferences pages, as well as through your browser and device settings.
Under some state laws (such as California), the use of advertising cookies or pixels may be treated as a "sale" or "sharing" of personal information. See Sections 11 and 12 to exercise your rights and to opt out of any such sale or sharing.
Local storage on our CRM application is used by employees during their work and contains operational data (leads, contacts, deals). End-consumer visitors to our public website do not store sensitive personal data in local browser storage beyond ordinary session preferences.
Most browsers allow you to refuse or delete cookies. Refusing cookies may limit certain features. We honor Global Privacy Control (GPC) signals where required by law. Our site does not currently respond to browser Do Not Track (DNT) signals.
14. Children
Our services are not directed to children under 18 and we do not knowingly collect personal information from anyone under 18. If you believe someone under 18 has provided personal information to us, contact us and we will delete it.
15. Texas-Specific Rights and Disclosures
15.1 Texas Data Privacy and Security Act
Texas residents have rights under the Texas Data Privacy and Security Act (TDPSA), effective July 1, 2024, including the right to access, correct, delete, obtain a copy and opt out of certain processing. To exercise these rights, follow the procedures in Section 11. We respond within 45 days as required.
15.2 Texas Equitable Interest & Assignment Disclosure (HB 1689)
Pursuant to Texas Property Code Chapter 5 and Texas House Bill 1689 (effective September 1, 2025), when Land Dreamz enters into a contract to purchase real property with the intent to assign or wholesale the contractual rights rather than convey the property by deed, we provide a separate written disclosure to the seller before the contract is signed. The disclosure states that we hold only an equitable interest and that our intent may be to assign the contract to another buyer. See our Terms of Service for the full disclosure text.
15.3 Texas Real Estate License Status
Land Dreamz and its representatives are not licensed Texas real estate brokers or sales agents and do not act as real estate agents on your behalf. We are real estate investors and principals in the transactions we offer. If you want representation by a licensed broker, you may engage one independently.
15.4 Texas Statute of Limitations
We retain transaction records for at least four years (limitations for written contracts under Texas Civil Practice and Remedies Code §16.004 is four years, with seven years applied for IRS purposes).
16. Changes to This Policy
We may update this Privacy Policy from time to time. When we make material changes, we will update the "Last Updated" date at the top, post the new policy at this URL and where required by law, notify affected users by email or SMS. Your continued use of our services after the effective date of an updated policy constitutes acceptance.
Archived versions are available on request.
17. Contact Us
If you have a question about your privacy, want to exercise a data right or just want to talk to a real person about your situation, we are easy to reach. We answer the phone, we answer email and we take every request seriously.
