If you build homes or cabins in Texas, we sell lots and acreage that we buy directly from owners, and we list them on our marketplace with photos and the county. Before you buy any tract to build on, check four things: legal access, septic or sewer, the flood map and any deed restrictions. Tell us what you are looking for and we will let you know when land that fits comes up.
1. Legal access. A lender and a future homeowner will want recorded access to a public road. A dirt track through a neighbor's gate is not the same thing. See how access easements work in Texas.
2. Septic or sewer. Many rural lots have no city sewer. In Texas, on-site sewage facilities such as septic systems are regulated by the Texas Commission on Environmental Quality, and many counties act as TCEQ's local authorized agent. Ask the agent for your county what it requires before you plan a house.
3. The flood map. Look the lot up on FEMA's Flood Map Service Center. A homesite in a high-risk zone means flood insurance for a buyer with a federally backed loan, and floodplain rules for the build. Our guide on how to check if Texas land is in a flood zone walks through it.
4. Restrictions and easements. Deed restrictions, subdivision rules and recorded easements can limit what and where you build. They show up in the title commitment; see how to read a title commitment and drainage easements on Texas land.
Land Dreamz is a Texas real estate company. We buy land from owners and sell land to buyers, and we list what we have for sale on our marketplace.
Yes. We sell land we buy directly from owners, including lots and acreage, and list it on our marketplace. Tell us the county and lot size you need and we will let you know when land that fits comes up.
It depends on the tract. Each listing says what we know about access, water, power and sewer. Ask before you buy, and check septic requirements with your county's TCEQ authorized agent.
Some of our land is offered with owner financing. The terms for each tract are written down before you sign. See how owner-financed land works.
Look it up on FEMA's Flood Map Service Center by address. Our guide on checking if Texas land is in a flood zone explains the zone letters.
We buy land from owners across Texas. Join the buyer list or use the form on this page to tell us what you need, and we will contact you when we have it.
General information, not legal advice. Check every tract with the county, a surveyor and a title company before you build.
Got it. Thank you. A real person will call you back about land that fits.
