Texas land for investors

If you invest in Texas land, we sell tracts we buy directly from owners, list them on our marketplace, and tell buyers on our list about new land when it comes up. We do not promise returns. We tell you what we know about each tract, including access, flood map and title, so you can run your own numbers.

What to check on any tract

Tax rules worth knowing

1031 exchanges. The IRS says that when you exchange real property held for business or investment solely for other business or investment property, you are not required to recognize the gain under Section 1031, and that improved and unimproved real property are generally like-kind. Land can be replacement property. The deadlines are strict; see how a 1031 exchange works when you sell Texas land.

Installment sales. If you resell land with owner financing, the IRS treats it as an installment sale when at least one payment comes after the year of sale, and the interest you receive is ordinary income. See installment sale taxes when you owner-finance Texas land.

Talk to a CPA about your own situation. Texas has no state personal income tax.

How buying from us works

  1. Browse the marketplace, or tell us the counties, sizes and price range you buy.
  2. Ask about any tract. We tell you what we know and what we do not know.
  3. If it fits, we write up the terms. Some land is offered with owner financing.
  4. A licensed Texas title company handles closing.

Questions investors ask

Does Land Dreamz sell land to investors?

Yes. We sell land we buy directly from owners and list it on our marketplace. Investors on our buyer list hear about new land when it comes up. Tell us the counties, sizes and price range you buy.

Do you promise a return on the land you sell?

No. We tell you what we know about each tract, such as access, flood map and title, and what we do not know, so you can run your own numbers.

Can I use land I buy from you in a 1031 exchange?

Land held for investment can be like-kind replacement property under IRS rules, and improved and unimproved real property are generally like-kind. The exchange has strict deadlines and needs a qualified intermediary set up before the sale of your old property closes. Ask a CPA.

How is reselling land with owner financing taxed?

The IRS treats it as an installment sale when at least one payment comes after the year of sale. You report the gain part of each payment as you receive it, and the interest is ordinary income. Ask a CPA.

Can I bring you a deal?

Yes. Wholesalers and investors can send us a property on the submit-a-deal page.
